Assumptions and formula

The base loan is the price minus any down payment. VA charges a one-time funding fee on it: 2.15% for first use with under 5% down, 3.3% for later use, and 1.5% or 1.25% at 5% or 10% down. Borrowers receiving VA disability compensation, and some others, are exempt. The fee is usually added to the loan. VA loans carry no monthly mortgage insurance.

Residual income is take-home pay minus the housing payment, VA’s maintenance and utilities estimate of $0.14 per square foot, and monthly debts. It is compared with VA’s table for your region and household size, which is higher for loans of $80,000 or more. When debt-to-income is above 41%, VA asks for 120% of the table, and this calculator applies that.

Worked example

A $400,000 home with nothing down, first use: the funding fee is 2.15%, or $8,600, so the loan is $408,600. At 6.25% over 30 years, principal and interest are $2,515.82; with $400 of property tax and $150 of insurance the housing payment is $3,065.82. For a family of four in the South in a 2,000-square-foot home, upkeep adds $280. With $7,000 of take-home pay and $500 of debts, $3,154.18 is left, well above VA’s $1,003 requirement; on $9,000 of gross income the debt-to-income ratio is 39.6%.

VA funding fee and residual income tables

The VA funding fee is a one-time charge on most VA purchase loans, set as a percentage of the loan by down payment and by whether this is your first use of the benefit. The dollar columns show it on a $300,000 loan. Veterans receiving VA disability compensation, and some surviving spouses, are exempt.

The fee can be paid at closing or added to the loan. Adding it means paying interest on it for the life of the loan, so the calculator shows the payment with the fee financed. A down payment of 5% or more cuts the fee sharply, and for a repeat user it is the difference between 3.3% and 1.5%.

Residual income is the money left each month after the mortgage payment, taxes, other debts and VA's estimate of maintenance and utilities. VA sets a minimum by region and family size. These are the minimums for loans of $80,000 or more:

For families larger than five, VA adds a fixed amount per extra member. When the debt-to-income ratio is above 41%, lenders look for residual income at least 20% above the table, which the calculator applies. Meeting both checks is a strong sign, but the lender still decides on credit, income and the property's appraisal.

What is VA residual income, and how much do I need?

Residual income is the money left each month after your housing payment, VA’s estimate for maintenance and utilities, and your debts. VA sets a minimum by region and household size: for a loan of $80,000 or more, a family of four needs $1,003 a month in the South or Midwest, $1,025 in the Northeast and $1,117 in the West. If your debt-to-income ratio is above 41%, VA asks for 120% of that figure. The calculator runs the test on your numbers and shows how far above or below the line you are. Use it as a VA loan payment estimator: the VA home loan payment it shows includes the funding fee and leaves out mortgage insurance, which VA loans do not charge.

Does passing these checks mean I will get a VA loan?

No. It runs the two tests VA publishes for lenders, debt-to-income and residual income, on the numbers you enter. A lender also checks your Certificate of Eligibility, credit, income history and the home, and may apply its own rules.
